Where Can I Get More House for My Money Near Lafayette? Comparing Acadiana Towns in Fall 2026
Last Updated: October 14, 2026 By Alyson Finch, REALTOR® • Living in the 337 • Real Broker · Serving Lafayette, Youngsville, Broussard, Breaux Bridge, and the surrounding Acadiana parishes
Quick answer: In Acadiana, your money usually goes furthest outside Lafayette Parish. In mid-2026, homes in Youngsville and Broussard had median prices of about $287,000 and the City of Lafayette about $298,500, while New Iberia's median was about $200,000. Towns in St. Martin, Vermilion, Acadia, and St. Landry parishes often cost less still, and many may qualify for 0%-down USDA loans.
If you work in Lafayette, you don't have to live in Lafayette. Acadiana is a region of small towns, each 15 to 35 minutes from the city, and each with its own price range, flood picture, and insurance costs. Here's how they compare this fall and what to check before you choose.

How to read this table:
- Median prices reflect the mix of homes that sold, not just the value of a typical house. Youngsville's median is higher partly because it has a lot of newer construction.
- In small towns, a handful of sales can swing the median sharply from month to month. Look at the number of homes sold before drawing conclusions.
- Sources measure things differently. ROAM MLS and FlexMLS report sales for a single month, while Redfin uses a three-month window.
How far is each Acadiana town from Lafayette?
Approximate driving distances to downtown Lafayette. Drive times depend on traffic and the time of day, especially on Ambassador Caffery, US-90, and I-10.
| Town | Parish | Approximate distance to downtown Lafayette | Main route |
|---|---|---|---|
| Scott | Lafayette | About 7 miles | I-10 / US-90 |
| Carencro | Lafayette | About 9 miles | I-49 |
| Broussard | Lafayette / St. Martin | About 9 miles | US-90 |
| Youngsville | Lafayette | About 10 miles | LA-89 / Ambassador Caffery |
| Breaux Bridge | St. Martin | About 11 miles | I-10 |
| Rayne | Acadia | About 16 miles | I-10 |
| St. Martinville | St. Martin | About 17 miles | LA-31 / LA-96 |
| New Iberia | Iberia | About 22 miles | US-90 |
| Abbeville | Vermilion | About 22 miles | US-167 |
| Crowley | Acadia | About 23 miles | I-10 |
| Opelousas | St. Landry | About 25 miles | I-49 |
Tip: Before you make an offer, drive the commute at the hour you'd actually be driving it. A 20-minute trip at noon can look very different at 7:30 a.m.
Can I buy a home in Acadiana with zero down?
Possibly, with a USDA Rural Development guaranteed loan. These are 0%-down mortgages for eligible homes in eligible areas, and much of Acadiana outside Lafayette's urban core may qualify.
What to know:
- The address has to be eligible. USDA eligibility follows mapped boundaries, not parish lines or city names. Part of a town can qualify while another part doesn't, so check the specific address on the USDA eligibility site (eligibility.sc.egov.usda.gov).
- Your household income has to be under the limit. USDA updated its income limits effective July 13, 2026. The limit depends on your parish and household size, so check the USDA site or ask a USDA-approved lender for your number.
- It's a primary-residence loan. It isn't for investment properties or second homes.
- There are still costs. USDA loans have an upfront guarantee fee and an annual fee, and you'll still have closing costs, though sellers can sometimes help with those.
Other low-down-payment paths:
- FHA loans (3.5% down)
- Conventional loans (as little as 3% down for some first-time buyers)
- VA loans (0% down for eligible veterans and service members)
- Down payment assistance through the Louisiana Housing Corporation (check current program availability)
A local lender can compare these options side by side for your situation.
Does flood risk and insurance change from town to town in Acadiana?
Yes, and sometimes from street to street.
| Factor | What changes across Acadiana | What to do |
|---|---|---|
| FEMA flood zone | Zones vary by address in every parish. Areas along the Vermilion River, Bayou Teche, and other waterways can carry higher-risk zones. | Look up the address on FEMA's flood map before you get attached. See my post: How do I check if a house in Acadiana is in a flood zone before I fall in love with it? |
| August 2016 flood history | Parts of Lafayette, Youngsville, Broussard, St. Martin, Iberia, Vermilion, and Acadia parishes flooded in 2016. | Check the seller's disclosure and ask directly about past flooding and claims. |
| Wind and hurricane insurance | Homes closer to the coast, especially in Vermilion and Iberia parishes, may cost more to insure for wind. | Get homeowners insurance quotes during your inspection period. |
| Flood insurance | Required by lenders in high-risk zones (A and V zones), optional elsewhere, and priced by the property. | Get a quote early. See my post: How much do flood and homeowners insurance add to a mortgage payment in Youngsville or Broussard? |
A lower purchase price doesn't help if insurance eats up the savings, so compare the full monthly payment, not just the price.
What should I compare besides price when choosing an Acadiana town?
- Full monthly payment. Principal, interest, property taxes, homeowners insurance, flood insurance, and any HOA dues.
- Property taxes. Millage rates are set by each parish and municipality. Louisiana's homestead exemption takes the first $75,000 of assessed market value off parish taxes on your primary residence. File with your parish assessor after closing.
- Flood zone and elevation. Ask whether there's an elevation certificate.
- Commute, tested at your real driving times.
- Utilities and services. City water and sewer vs. well and septic, internet providers, and trash service can differ in rural areas.
- Resale. Ask your agent how long homes like this one have been taking to sell in that town.
- Schools, if they matter to you. Look up public school report cards yourself on the Louisiana Department of Education website (louisianaschools.com) and visit the schools.
Is it better to buy new construction in Youngsville or an older home in a smaller town?
Neither is automatically better. It depends on your budget and priorities.
| Newer construction (common in Youngsville, Broussard, Scott) | Older homes (common in New Iberia, Abbeville, Breaux Bridge, St. Martinville, Crowley, Opelousas) | |
|---|---|---|
| Typical price | Higher | Often lower |
| Maintenance | Fewer near-term repairs; builder warranty may apply | Budget for roof, HVAC, plumbing, and termite (WDI) findings |
| Insurance | Newer roofs and current codes can help | Roof age can raise premiums or limit carriers |
| Lot size | Often smaller subdivision lots | Often larger lots, some with mature trees |
| Character | Subdivision amenities | Historic main streets, older neighborhoods |
| Flood | Check elevation and drainage in newer subdivisions too | Check flood history carefully |
