If you find the right Lafayette home at a payment you are comfortable with, waiting solely for mortgage rates to fall can be a gamble. Rates could decline, but home prices, competition, or both could change at the same time. The better question is whether buying works for your finances and lifestyle right now.
What does the Lafayette housing market look like right now?
There is a little more breathing room for buyers than we saw during the frenzy of a few years ago.
As of August 2026, Realtor.com reported a median sold price of about $257,500 in Lafayette, with homes spending a median 74 days on the market. Redfin's measurement showed a median sale price of approximately $247,000 over the three months ending August 2026 and about 57 days on market.
Different platforms use different methodologies, which is why I prefer looking at actual comparable sales for the specific neighborhood and price range a buyer is considering.
The bigger takeaway is this: buyers generally have more time to think and negotiate than they did during the hottest seller market.
What are mortgage rates doing?
Freddie Mac reported the average 30 year fixed mortgage rate at 6.76 percent on September 10, 2026.
That is an average, not necessarily the rate you will receive. Credit score, loan type, down payment, lender, points and other factors affect your individual rate.
This is why I don't recommend building an entire homebuying strategy around predicting rates.

What happens if you wait for rates to drop?
Let's say rates eventually come down enough to bring more buyers back into the market.
That sounds great until you realize those buyers may be looking at the same houses you are.
Waiting can potentially give you a lower interest rate, but it can also mean:
- More buyer competition
- Fewer seller concessions
- Less negotiating power
- Potentially higher home prices
- Missing a home that fits you today
Buying now can sometimes create opportunities to negotiate price, closing costs, repairs or even a seller funded interest rate buydown.
When does buying now make sense?
I usually tell my Acadiana buyers to look at four things.
First, do you expect to stay in the home long enough for buying to make sense?
Second, do you have enough money for your down payment, closing costs and emergency reserves?
Third, is the total monthly payment comfortable?
And finally, have you found a home that genuinely works for your life?
If those answers are yes, today's interest rate does not automatically mean you should wait.

I would much rather see a buyer purchase the right house at a comfortable payment than buy too much house because a lender says they qualify for it.
Your maximum approval and your comfortable budget are two very different numbers.
That conversation is one of the first things I have with my buyers.

Possibly. Refinancing depends on future rates, your equity, credit, loan program and costs at that time. Never buy a home assuming a future refinance is guaranteed.
