💰 Property Tax Season in Louisiana: What You Need to Know
🍂 It’s that time of year again — Louisiana property tax bills are rolling in!
Before the holiday hustle takes over, here’s what every homeowner in Acadiana should double-check 👇
🏡 1️⃣ How Property Taxes Work in Louisiana
Louisiana property taxes are assessed each year based on your home’s value as of January 1st.
Your parish tax assessor’s office calculates this value, and bills are typically mailed out in November or December.
💡 Payment Deadline:
Property taxes are due by December 31st each year.
If not paid by then, penalties and interest may begin adding up in the new year.
📬 Where to Pay:
You can usually pay your bill online through your parish tax assessor or sheriff’s office website, or in person at the parish courthouse.
🧾 2️⃣ If You Have a Mortgage (Escrow Account)
If your property taxes are paid through an escrow account, your mortgage lender handles the payment for you.
BUT — it’s still a good idea to verify that it was paid on time.
✅ Alyson’s Tip: Call your lender or check your online mortgage portal before December 30th to make sure your taxes were paid. Peace of mind = priceless.
🏠 3️⃣ Claim Your Homestead Exemption
If your home is your primary residence, don’t forget to file your Homestead Exemption — it’s one of the easiest ways to save money on property taxes in Louisiana.
💛 What It Does:
The Homestead Exemption reduces the taxable value of your home by $7,500, meaning you only pay taxes on the remaining amount.
That can save homeowners hundreds of dollars every year.
📍 Where to File:
Apply in person at your Parish Tax Assessor’s Office — typically, you’ll need:
-
Proof of ownership (your recorded deed or Act of Sale)
-
A valid Louisiana driver’s license or ID showing your current address
-
Occupancy of the home as your primary residence
🕐 You only need to apply once, as long as you stay in the same home.
⚠️ 4️⃣ Common Mistakes to Avoid
🚫 Forgetting to apply for the exemption after buying a new home
🚫 Assuming your lender paid taxes automatically without checking
🚫 Ignoring your bill if you refinanced — escrow accounts sometimes change
💬 5️⃣ Alyson’s Tip (from your neighborhood Realtor®):
I always remind my clients — property taxes and exemptions might not be the most exciting topic, but they’re one of the smartest ways to protect your wallet (and your home).
If you’re unsure whether your Homestead Exemption is on file or need help checking your parish’s website, I’m happy to point you in the right direction.
Let’s make sure your home and your savings are both protected this season!
